The newest developments in Deer Valley are taking place in two areas: Empire Pass, in upper Deer Valley and Deer Crest, in lower Deer Valley. Remember that new developments that are still in the planning stages and even the beginning stages of construction aren't always going to be available to search in the local MLS. Empire Pass
Empire Pass is a 1,600-acre exclusive community in Deer Valley. Including the Village at Empire Pass, approximately 530 residences are planned, dedicating 91% of the community's land to open space.

The Grand Lodge: Condominiums at the Grand Lodge offer the highest standards in mountain contemporary architecture. Native stone, timbers, and weathered copper and wrought iron decorate the 27 residences, which offer views of Park City and Deer Valley. Ski-in/ski-out and within steps of the Northside Express chairlift, the property offers an owners lounge, a fitness room, heated patio, grotto hot tub, ski locker room, and sport storage lockers.
Ironwood: Just steps from the Northside Express high-speed quad and minutes on skis to the new “Z” chair, these 24 townhomes are strategically positioned to take the finest advantage of the views. Northside: This exclusive 10-lot subdivision of Empire Pass is made up of luxury homesites. Red Cloud: This exclusive development sits at the top of Deer Valley. Thirty custom homesites overlook Empire Pass with pristine mountain views and quiet locations nestled in the aspens. With access to five ski lifts, these parcels range from one to two-and-a-half acres and boast flat or just gently sloping terrain.
Village at Empire Pass: The Village at Empire Pass adds a new concept of luxury to exclusive homesites surrounding Deer Valley Resort. At the base of Flagstaff Mountain, this ski-in/ski-out village includes homes, townhomes, and condominium developments:
Arrowleaf: Consisting of two alpine lodges, this development will offer elegant two- and three-bedroom residences with beautiful views of the Wasatch Mountain Range, Silver Lake Village, and the Village at Empire Pass. Ski-in/ski-out and within moments of the new Silver Strike Express Lift, these condominiums are nestled away in the aspens on a private road, across from the Empire Club.
Larkspur: Fifteen luxury townhomes make up this part of the development, at 2,900 to 3,700 square feet. They feature high ceilings and spacious, open floor plans to take full advantage of the panoramic views, and offer heated garages and ski storage areas. Carefully designed to continue the concept of the frontier, these townhomes exude a sense of space, size, and freedom. Steps away from the Silver Strike Express high-speed quad chairlift and ski-in/ski-out.
Paintbrush: These homes find themselves along the higher of elevations in the Village. Stone and timber carry the theme of mountain contemporary along the Banner ski run or backing up to open space. Shooting Star: Patterned after the grand lodges of Yellowstone and Yosemite National Parks, these condominiums are available in two- and three-bedroom units, between 1,650 and 2,115 square feet. Near the Empire Club and ski-in/ski-out, Shooting Star boasts a beautiful welcoming lobby, underground heated garage, and ski storage areas.
Silver Strike Lodge: Offering two-, three-, and four-bedroom condominium units at the base of the Silver Strike Lift at Northside. Terrific views either of the ski run or “down valley.” Silver Strike is part of the Talisker club, offering membership and use of the Mark O’Meara-designed Tuhaye golf course, the Tower Club at the Village at Empire Pass, and the future on-mountain private restaurant.
Deer Crest
In the heart of Deer Valley, many lots feature direct ski-in/ski-out access and breathtaking views of the Jordanelle Reservoir and Bald Mountain. This exclusive gated community features the utmost in luxury ski homes, and has dedicated 60% of its 600 acres to open space. There are also several condominium developments in the Deer Crest area:
Deer Crest Village: A very small ski-in/ski-out townhouse project near the base of the Deer Crest Gondola. Offering 4-bedroom units, 2-car garages and spectacular views of the Jordanelle Reservoir, Deer Crest Village is the only townhome condos in Deer Crest with direct ski-in/ski-out access.
St. Regis Hotel: The finest of services and amenities are featured in the 11-story hotel, situated on Deer Hollow ski run. St. Regis offers seven floors of condos and four floors of “Residences.” All units are whole ownership and the condos come fully furnished.
